Palm Coast September Rent Report: 32137 Nears $2,000

Palm Coast's typical asking rent reached $1,962.15 in ZIP code 32137 and $1,864.18 in 32164 in September 2026, according to Zillow's ZIP-level Observed Rent Index. Both ZIP codes rose from August. Stronger annual growth in 32137 also widened the budget difference between Palm Coast's two main rental markets.

The September gap was $97.97 per month. For renters comparing similar homes, that amount could affect the choice between a preferred location and extra room in the budget for utilities, commuting, lawn care or other recurring expenses.

The direct comparison

The table below uses the September 2026 values and historical series in Zillow's single-family and condominium ZIP-level ZORI file. The month-over-month, year-over-year and three-year changes come from that series. The three-year comparison runs from September 2023 through September 2026.

What changed during September

ZIP code 32137 increased from $1,955.78 in August to $1,962.15 in September, a gain of $6.37, or 0.33%. ZIP code 32164 moved from $1,851.18 to $1,864.18, a $13 increase and a faster monthly rise of 0.70%.

So 32164 had the stronger one-month move, although one month does not establish a trend. The annual comparison tells a different story and may be more useful to renters planning a renewal or a move several months ahead.

The $97.97 monthly premium in 32137

What the gap costs over a lease year

Subtracting the two September index values gives a $97.97 monthly difference. Multiplied by 12, that comes to $1,175.64 over a full year, assuming the difference remains unchanged for every month of the lease.

The calculation is useful for planning, though two particular homes will not necessarily differ by exactly $97.97. A newer house with an extra bedroom, fenced yard or included lawn service in 32164 can cost more than a smaller or older home in 32137. The index shows the broader market difference. The lease and the home's condition determine the actual cost.

How to use the difference

If two homes otherwise meet your needs, compare the annual $1,175.64 difference with the features you would receive in 32137. A renter who regularly uses the Hammock, northern Palm Coast or the U.S. 1 corridor may decide the location is worth the premium. Someone whose routine centers on State Road 100, Seminole Woods, Lehigh Woods or southern Palm Coast may find 32164 more practical as well as less expensive.

Rent is only part of the comparison. Ask whether lawn care, pest control, water, sewer, trash service or an HOA application fee is included. A home advertised below the ZIP-level index can become the more expensive option once mandatory monthly charges are added.

Recent figures point in different directions

32164 rose faster during the latest month

The 0.70% September increase in 32164 was more than twice 32137's 0.33% monthly increase. Renters searching below $1,900 should not assume the lower-priced ZIP is standing still. Its September reading recovered part of the decline recorded between July and August 2026.

Timing matters here. A renter who finds several suitable 32164 homes within budget may gain little by waiting for a broad decline that had not appeared in the September data. Comparing listings for several days is still reasonable, but the index does not show 32164 as a market in free fall.

32137 has stronger annual growth

Over the year ending in September, 32137 rose 2.12%, from $1,921.40 to $1,962.15. ZIP code 32164 rose only 0.56%, from $1,853.81 to $1,864.18.

In dollar terms, the year-over-year increase was $40.75 in 32137 and $10.37 in 32164. That helps explain why the north-side ZIP pulled farther ahead even though 32164 recorded the larger increase during September.

A simple way to read the momentum

The monthly figure shows what happened most recently, while the annual figure gives the broader direction. In September, the short-term signal was stronger in 32164, and the annual signal was clearly stronger in 32137. Neither measure guarantees what a landlord will ask for a specific address.

Three years of context without confusing an index with a listing

Both ZIP codes are above September 2023

In September 2023, the ZORI series put typical asking rent at $1,901.54 in 32137 and $1,812.53 in 32164. By September 2026, those values had increased 3.19% and 2.85%, respectively.

The three-year dollar gains were $60.61 in 32137 and $51.65 in 32164. The path was uneven, with months of increases and declines in both series. September's positive figures do not mean that every home became more expensive every month.

What ZORI measures

Zillow describes ZORI as a measure of changes in asking rents that controls for shifts in the quality of available rental inventory. It uses repeated observations of rental units, weights the sample to better represent the broader market and publishes ZIP-level figures where enough data are available.

According to Zillow's methodology, the dollar-denominated series is smoothed with a three-month moving average. That makes it useful for following market direction, but it is not an appraisal, a lease quote or a promise that every available house in 32137 should rent for $1,962.15.

Use ZORI as a market benchmark. The individual lease, fee sheet and property condition show the price of the home in front of you.

Why individual homes vary

Palm Coast's ZIP codes cover many lettered sections, subdivisions and housing types. Garage size, bedroom count, construction age, fencing, flooring, appliance condition and yard responsibility can all move an asking rent away from the ZIP benchmark.

A duplex in Lehigh Woods is not interchangeable with a canal home, a gated-community property or a house near the Flagler County line. Use the index to set expectations, then compare each home with genuinely similar alternatives.

Budget thresholds for a Palm Coast renter

If your ceiling is below $1,900

The September benchmark points first to 32164, where typical asking rent was $1,864.18. Availability below $1,900 is not guaranteed, but the ZIP is the more logical place to begin searching.

Leave some room between your rent ceiling and the advertised rent. If $1,900 is the absolute maximum your household can pay each month, a listing at exactly $1,900 leaves nothing for a required resident-benefit charge, lawn fee or another recurring item disclosed before signing.

If your working range is $1,900 to $2,000

This range covers the September benchmarks for both ZIP codes. You can compare 32164 homes with selected 32137 options without assuming the northern ZIP is automatically out of reach.

At this level, ask what you receive for the difference instead of looking only at which ZIP is cheaper. A shorter daily route, included maintenance or a layout that keeps you from renting additional storage can justify paying closer to the upper end of the range.

If you need to stay comfortably below the benchmark

Search by total monthly obligation instead of the headline price. Review the broader Palm Coast renter guides, then compare current rental availability by bedrooms, location and included services. For a concrete reference point, renters considering southern Palm Coast can inspect the details of a three-bedroom Palm Coast home, but its advertised price and availability should always be confirmed directly.

Before touring, write down your ideal rent, your acceptable total after mandatory fees and the amount at which you will walk away. This can keep an attractive kitchen or screened patio from quietly rewriting the household budget.

Location tradeoffs between 32137 and 32164

Start with the roads you use

ZIP code 32137 generally covers northern and northeastern Palm Coast, including areas reached from Palm Coast Parkway, Old Kings Road and northern stretches of U.S. 1. ZIP code 32164 covers much of the city's southern and southwestern side, including areas associated with State Road 100, Belle Terre Parkway, Seminole Woods and Lehigh Woods.

A map outline will not tell you everything you need to know. Drive from a candidate home to work, school, medical appointments and groceries at the hours you normally travel. Palm Coast is car-oriented, and a home that looks close by straight-line distance may require a less convenient trip through local streets.

Translate location into money and time

The $97.97 ZIP premium is one line in the budget. A cheaper home can lose part of its advantage if it adds fuel use, tolls, vehicle mileage or repeated cross-city trips. A more expensive home may still be the practical choice if it makes most weekdays simpler.

Make a seven-day route list before signing. Include work, school pickup, groceries, medical care, recreation and any recurring trip to Flagler Beach, Bunnell, Ormond Beach or St. Augustine. Then tour the final two homes using those routes instead of relying only on the showing appointment.

Check the block as well as the ZIP

Conditions can change within the same postal code. Visit during daylight and after dark, listen for nearby road noise and confirm where household vehicles and guests may park. If the property belongs to an HOA, request the tenant-facing rules before paying a nonrefundable application charge.

For homes near canals, drainage features or low areas, ask about prior water intrusion and verify the address using official flood information before signing. The city name and ZIP code cannot replace an address-level check.

Questions to ask before signing a Palm Coast lease

Use this comparison checklist

A fair way to compare homes

First, convert each home into a total monthly cost. Then consider location, condition, layout and lease terms separately. If a 32137 home costs about $98 more but removes a recurring inconvenience that matters to your household, the premium may be reasonable. If the location offers no practical benefit, 32164's lower September benchmark deserves more weight.

An index describing a home as "below market" is not a reason to sign by itself. Inspect the property, read the lease and verify every promised inclusion. Low advertised rent cannot make up for unresolved maintenance, unsuitable rules or a route that does not work for daily life.
