Palm Coast Rent Trends Split Between 32137 and 32164

Palm Coast Rent Trends Split Between 32137 and 32164

Palm Coast's rental market moved in two directions in August 2026. Zillow's ZIP-level rent index reached $1,956.34 in 32137, up 2.16% for the month and 2.22% over the year, while 32164 fell to $1,823.92, down 1.03% monthly and 0.44% annually, according to the August 2026 Zillow Observed Rent Index data.

That creates a $132.42 monthly gap, though individual homes in 32137 may still cost less than homes in 32164. Renters should search Palm Coast ZIP by ZIP, compare each house on its own merits, and use the index as a market benchmark instead of a price tag.

The August 2026 Palm Coast rent split

One ZIP rose while the other fell

The sharpest contrast appears in the latest monthly movement. From July to August 2026, 32137's index rose from $1,914.93 to $1,956.34. Over the same period, 32164 moved from $1,842.97 down to $1,823.92, according to the same Zillow ZIP-level series.

The annual readings point in the same direction. Compared with August 2025, 32137 was up 2.22%, while 32164 was down 0.44%. A renter relying only on a citywide Palm Coast figure could miss the opposing movement.

The comparison in one table

The screening figures below use a hypothetical rule of gross monthly household income equal to three times rent. These are planning benchmarks. Palm Coast owners do not necessarily use the same qualification standard.

August 2026 measureZIP 32137ZIP 32164
Typical indexed rent$1,956.34$1,823.92
Month-over-month movement+2.16%-1.03%
Year-over-year movement+2.22%-0.44%
Three-year change+3.01%+1.74%
Monthly difference from the other ZIP$132.42 higher$132.42 lower
Annualized rent at the indexed level$23,476.08$21,887.04
Gross monthly income at 3x rent$5,869.02$5,471.76
Gross annual income at 3x rent$70,428.24$65,661.12

All rent levels and percentage changes in the table come from Zillow's smoothed ZIP-code ZORI file. The annualized rent and income benchmarks come from direct multiplication of those August rent figures.

How the ZIP gap grew to $132.42

The difference is $1,589.04 over a year

At the August index levels, the difference between the ZIPs was $132.42 per month. If that difference remained unchanged for twelve months, it would equal $1,589.04. Under the illustrative three-times-rent screen, the corresponding annual gross-income benchmarks differ by $4,767.12.

That difference could affect a household's search boundary. It might represent part of the electricity budget, renters insurance, lawn care, pest service, or the cost of a longer daily drive. The lower ZIP benchmark helps only when the particular home also works for the renter's commute and total monthly expenses.

The gap changed quickly

In July 2026, the indexed difference was $71.96, based on $1,914.93 in 32137 and $1,842.97 in 32164. By August, it had widened to $132.42 because 32137 rose as 32164 fell, according to the monthly Zillow series.

Keep that one-month expansion in perspective. A smoothed index can still change from month to month, and one observation does not establish what will happen next season. Use the movement to make a closer comparison without assuming that every reasonably priced 32137 home will disappear immediately.

What Zillow's ZORI measures

It tracks market rent across a ZIP

Zillow defines ZORI as a smoothed measure of typical observed market-rate rent. It is a repeat-rent index weighted to reflect the rental housing stock, instead of only the mix of homes listed during a particular month, as explained on Zillow's housing data page.

The dollar level is based on listed rents in the middle portion of the market. Zillow says its method uses the mean of rents from the 35th through 65th percentiles, with weighting intended to make the result more representative of available rental housing.

Why it works better for trends than appraisals

Zillow's ZORI methodology compares rent changes for the same units over time, aggregates those observations, and smooths the result with a three-month moving average. This reduces distortions that arise when the homes available in one month are larger, newer, or otherwise different from those available in another.

ZORI cannot determine the appropriate rent for a specific house. Bedrooms, square footage, condition, garage space, fencing, included services, appliance age, pet terms, and exact location can all move an individual asking price away from its ZIP benchmark.

Practical reading: ZORI shows the direction of the ZIP-level market. It does not set the proper rent for an individual house.

How renters should search the two ZIPs

In 32137, prepare before a strong listing appears

The August reading suggests firmer momentum in 32137. This ZIP includes a broad northern and eastern part of Palm Coast, so it should not be treated as a single neighborhood. Compare homes near Palm Harbor Parkway, Matanzas Woods Parkway, Old Kings Road North, and the A1A side of the search area according to the trips you actually make.

Have proof of income, identification, rental references, and funds for stated application charges ready before touring. Ask for the written screening criteria first. If an owner uses a three-times-rent standard, the August benchmark implies about $5,869.02 in gross household income per month. The listing's actual rent and the owner's published policy still control.

In 32164, use the cooling index to widen the comparison

ZIP 32164 covers a large southern and western share of Palm Coast, including searches around Belle Terre Parkway, State Road 100, Seminole Woods, Lehigh Woods, and Quail Hollow. Its 1.03% monthly decline does not prove that every owner will negotiate. It does give renters a reason to compare several active homes before applying.

Look beyond the headline rent. One house may include lawn treatment, while another leaves mowing, shrubs, and pest control to the tenant. A home may have a newer air-conditioning system or more efficient windows. Another may save money while adding time to regular trips toward the northern part of the city.

Use a same-day comparison sheet

For each serious option, record these details while the tour is fresh:

You can review the broader Palm Coast renter guides for local context, then compare current rental availability. For a concrete 32164 comparison point, a three-bedroom such as Palm Coast Paradise Unit A can be measured against the ZIP benchmark, its actual features, lease terms, and total monthly cost.

Budget beyond the advertised rent

Verify utility responsibility before applying

Do not assume Palm Coast utility arrangements from the ZIP code. The city's new-service portal allows customers to request service and monitor utility information through an account. It also lists Utility Customer Service at 386-986-2360 during its posted weekday business hours.

Ask the property manager which services remain in the owner's name, which must be transferred, and how the final bill is handled at move-out. When available, ask for recent bills for the same home. Irrigation use, household water consumption, an older air-conditioning system, or tenant-paid exterior service can reduce a ZIP-level rent advantage.

Check current charges, not an old lease

The city reported that water, wastewater, stormwater, and solid-waste charges on Palm Coast utility bills were adjusted beginning October 1, 2026. The announcement says the water and wastewater change follows the approved rate structure. Stormwater and solid-waste adjustments follow their applicable schedules and agreements, according to the city's utility-rate notice.

The rent data in this comparison is from August, before the October adjustment. Pairing an August rent benchmark with an outdated utility estimate would give an incomplete picture. Confirm the current responsibility in the lease and use the city notice or Customer Service for the applicable charges.

Build a complete monthly number

Rent is only part of the monthly total. Add the recurring costs for which the tenant is responsible:

  1. Start with the exact advertised rent, not the ZIP index.
  2. Add estimated electricity and every city utility charge assigned to the tenant.
  3. Add renters insurance, internet, pet rent, lawn or pool care, and recurring portal fees.
  4. Add a realistic transportation allowance based on the home's location.
  5. Keep move-in costs separate so a deposit does not get mistaken for a monthly expense.

Questions to ask when a listing differs from ZORI

If the house is well below the benchmark

A below-index rent may be a good value. First, confirm that the advertisement is genuine and complete. Ask why the price is lower, which utilities or services are excluded, how long the home has been available, and whether there are upcoming repairs or access requirements.

Verify the person authorized to lease the home before sending funds. Tour in person or by a live video call, read the full lease, and obtain written payment instructions. A ZIP benchmark can identify a price that deserves extra questions, but it cannot establish that a listing is fraudulent.

If the house is well above the benchmark

Ask what accounts for the premium. A larger floor plan, recent renovation, fenced yard, garage, waterfront position, included lawn service, or unusually flexible pet policy may create real value for a particular household.

Compare that value with alternatives in both ZIPs. A renter who needs access to Palm Harbor Parkway may reasonably choose a higher-priced northern location. Someone commuting toward State Road 100 may find that a 32164 home lowers both rent and driving burden.

Put material answers in writing

Before signing, get clear answers to these questions:

If a concession, repair, included service, or special term affects your decision, make sure it appears in the signed lease or an attached addendum.

A decision rule for Palm Coast renters

Use the ZIP trend, then judge the house

Begin with the actual home's monthly total. Compare its rent with the August ZIP benchmark and investigate any large difference. Choose based on condition, lease terms, utility responsibility, and the location of your regular weekly trips.

For 32137, the positive monthly and annual readings favor being organized when a suitable home is fairly priced. For 32164, the negative readings give renters more reason to compare multiple choices and ask calmly about terms. In either ZIP, inspect the home, request written screening criteria, and review the full lease.
