Palm Coast Rent Timing: 32137 vs. 32164

The best month to rent varies across Palm Coast. In Zillow's August 2026 data, 32137 rose 2.16% in one month to $1,956.34, while 32164 fell 1.03% to $1,823.92. With the ZIP codes moving in opposite directions, renters may benefit from watching both instead of waiting for a citywide low season.
Compare current homes in both areas, calculate the full move-in cost and act when the right combination comes along. The historical peaks and lows below offer useful context, though a particular house may not follow the index.
What the August 2026 rent data says
32164 was lower and moving down
As of August 31, 2026, the Zillow ZIP-level rent data put 32164 at $1,823.92. That was down 1.03% from July and 0.44% from August 2025, but still 1.74% above August 2023.
Renters searching around Belle Terre Parkway, Seminole Woods or Lehigh Woods have a reason to look closely at current options after that monthly decline. The figure does not mean every home became cheaper. A newly built house, larger garage, included lawn service or pet-friendly policy can push an individual asking rent well above the ZIP-wide index.
32137 was higher and moving up
The same dataset put 32137 at $1,956.34 on August 31, 2026. It rose 2.16% from July, 2.22% from August 2025 and 3.01% from August 2023. During the latest month, those measurements moved in the opposite direction from 32164.
Renters searching around Palm Harbor Parkway, Matanzas Woods Parkway and northern Palm Coast should keep that difference in mind. Someone who can live comfortably on either side of town may find better value by leaving both ZIP codes open instead of limiting the search and hoping 32137 reverses course.
| ZIP code | August 2026 ZORI | Month over month | Year over year | Three-year change | August gap |

| 32164 | $1,823.92 | -1.03% | -0.44% | +1.74% | $132.42 lower |

How to read the Zillow rent index
It measures a market, not a particular lease
Zillow describes its Observed Rent Index, or ZORI, as a smoothed measure of typical observed market-rate rent. According to Zillow's housing-data guide, it is a repeat-rent index weighted to represent the rental housing stock, rather than only the homes advertised during one month.
The dollar value comes from the middle of the observed asking-rent distribution. Zillow's methodology explains that the latest month's value uses the mean of asking rents from the 35th through 65th percentiles, with earlier values chained through the index. A three-month moving average smooths the series.
Why your quote may differ
ZORI is not a quote, appraisal or promise that a home in 32164 will rent for exactly $1,823.92. You still need to compare bedrooms, square footage, condition, lease length, utility responsibilities, pet charges and included services.
Use it as a benchmark. When a home's price is above its ZIP's index, ask what accounts for the difference. You may place real value on a screened lanai, fenced yard, upgraded kitchen or lawn care. When the price is below the benchmark, look carefully at possible trade-offs involving location, maintenance history, deposits or lease conditions.
My rule for renters: use ZORI to decide where to look more closely, then judge the price by the lease and the actual home.
Three years of annual highs and lows
The peak month has moved around
The annual records show no dependable bargain month for all of Palm Coast. In 32137, the high came in September during 2024, November during 2025 and August in the partial 2026 record. The lows occurred in June 2024, February 2025 and January 2026.
32164 followed another pattern. Its annual high came in August 2024, June 2025 and May 2026 year to date. The low shifted from March 2024 to November 2025, then to January 2026. A renter who automatically waited for winter would have seen very different results depending on the ZIP and year.
| ZIP | Year | Annual high | Peak month | Annual low | Low month | Within-year range |
|---|---|---|---|---|---|---|
| 32137 | 2024 | $1,889.19 | September | $1,843.10 | June | $46.09 |
| 32137 | 2025 | $1,931.29 | November | $1,879.41 | February | $51.88 |
| 32137 | 2026 YTD | $1,956.34 | August | $1,902.76 | January | $53.58 |
| 32164 | 2024 | $1,826.76 | August | $1,778.97 | March | $47.79 |
| 32164 | 2025 | $1,843.42 | June | $1,798.19 | November | $45.23 |
| 32164 | 2026 YTD | $1,864.10 | May | $1,781.94 | January | $82.16 |

The ranges favor a flexible search
The largest displayed within-year swing was $82.16 in 32164 during the first eight months of 2026. Its full-year ranges, by comparison, were $47.79 in 2024 and $45.23 in 2025. In 32137, the corresponding ranges were $46.09, $51.88 and $53.58 through August 2026.
These differences are useful for tracking trends, but the full range should not be treated as a discount available on the same house. The index follows a market where the available homes and asking rents change continually. A particular home could be gone before the ZIP index reaches a later low.
What the $132.42 gap means for a renter
Compare the annual cost, not only the monthly figure
The August difference between 32137 and 32164 was $132.42, based on the two ZORI values. Expanding your map could uncover a market with a lower benchmark. The gap cannot tell you which individual house will cost less overall.
Make a simple worksheet for each candidate. Record the advertised rent, application charges, required deposits, pet costs, utility responsibilities, lawn or pool service, renters-insurance requirement and the fuel cost of your regular route. Get written answers before paying an application charge.
Location can outweigh the ZIP difference
A lower asking rent in Seminole Woods may do little for someone making daily trips to northern Palm Coast. Likewise, a renter whose routine centers on State Road 100, Belle Terre Parkway or Town Center may find 32164 practical before price even enters the discussion.
Drive the route at the time you would normally use it. Check access to Interstate 95, U.S. 1 and the shopping or medical services you visit regularly. The cheapest lease can turn into poor value if it adds an inconvenient trip to nearly every workday or family errand.
Should you wait after the August split?
Wait only when you have a clear rule
One declining month in 32164 does not guarantee a trend, and one rising month in 32137 does not prove that rents will continue climbing. The three-year tables show peaks and lows moving between seasons. Set a deadline and a target so you are not waiting indefinitely for a perfect month.
Move forward when a suitable home fits the all-in budget, passes your condition checks and works better for your normal routes. Waiting may make sense when your current housing is secure, your move date is flexible and the expected saving exceeds the costs or risks of delaying the move.
Keep a two-ZIP watch list
During the next search cycle, save comparable homes from both ZIP codes. Use the same home type, bedroom count and major features so the comparison remains useful. The broader Palm Coast renter guides can help you compare sections and daily-life trade-offs before touring.
- Choose non-negotiables, such as bedroom count, pet acceptance and maximum all-in monthly cost.
- Track asking rent separately from included services.
- Tour promising homes in both ZIP codes during the same week.
- Request the lease and complete fee schedule before deciding.
- Recheck the current alternatives immediately before paying a holding deposit.
October timing before Florida's winter season
Keep seasonal context separate from rent data
The Zillow measurements in this article end on August 31, 2026. They do not cover September or October conditions, nor do they show that snowbird arrivals caused any change. Keep that distinction in mind when making an October decision.
For broader Florida context, VISIT FLORIDA notes that the state's busiest "season" varies by area. Other official destination guidance calls November through April a popular Florida travel period, including the Visit Tampa Bay seasonal guidance. This gives renters a reason to prepare for more winter interest, but it is not Palm Coast ZIP-level rental evidence.
What to do in October
If you need a home before winter, October is a good time to prepare documents and comparisons. Having them ready lowers the chance of a rushed decision if a good listing draws several qualified applicants.
- Prepare identification, income documentation and rental references.
- Set a move-in cash ceiling that includes deposits and required fees.
- Ask which utilities and exterior services are the tenant's responsibility.
- Confirm the lease start date, possession process and maintenance contact in writing.
- Review current rental availability alongside the wider market, including a relevant Palm Coast example such as Palm Coast Paradise Unit A.
Do not pay simply because someone mentions "season." Compare the home with the August benchmark, inspect it and read the full agreement. Base an October decision on present facts instead of pressure about what may happen later.
A Palm Coast rent-timing checklist
Before touring
Set a maximum monthly housing figure and a separate limit for the cash due before move-in. Decide how much location flexibility you have between 32137 and 32164, then build one shortlist using the same standards for every home.
- Verify the address, advertised rent and person authorized to show the property.
- Ask for every recurring and one-time charge.
- Confirm pet rules, parking, lawn obligations and utility responsibility.
- Map work, school, medical and grocery routes from the actual property.
Before signing
Compare the written lease with what you heard during the tour. Photograph existing wear during move-in, keep payment receipts and put maintenance communication in writing. If the price exceeds the relevant ZIP benchmark, decide whether the home's features and included services justify the difference for your household.

No. ZORI is a smoothed, weighted market index. An individual asking rent can differ because of size, condition, location, amenities, included services, pet terms and lease length.
