Deerfield Beach ZIP code 33441 reached a typical asking rent of $2,566.00 in August 2026, putting it $24.30 above Boca Raton’s 33433 at $2,541.70. The latest Zillow Observed Rent Index data also shows 33441 rising 0.45% for the month, 3.23% over the year, and 8.50% over three years.

The narrow Deerfield-Boca crossover is one part of the report. Across the six ZIP codes tracked here, August typical rents ran from $1,823.92 in Palm Coast’s 32164 to $3,121.02 in Boca Raton’s 33432, a monthly difference of $1,297.10.

What changed in August

Deerfield Beach 33441 moved ahead of Boca 33433

Boca Raton has the widest local price spread

The three Boca Raton ZIP codes in this report span a $579.32 monthly range. August ZORI was $2,541.70 in 33433, $2,894.79 in 33486 and $3,121.02 in 33432, based on the August 2026 file.

A renter moving from the 33432 benchmark to the 33433 benchmark would reduce the comparison rent by $579.32 per month. The difference between 33432 and Deerfield Beach 33441 was $555.02. The gap between 33433 and 33441 was only $24.30.

33486 posted Boca’s fastest annual growth

Boca Raton 33486 had the city’s strongest year-over-year increase among the three ZIPs, rising 4.57% to $2,894.79. ZIP 33433 increased 3.18% annually, while 33432 increased 2.95%, according to Zillow’s ZIP series.

The ranking changes over the longer period. Boca Raton 33432 posted the largest three-year increase in the entire six-ZIP group, up 11.24% from $2,805.63 in August 2023. Its August 2026 monthly change was only 0.01%, so the latest reading was effectively flat after that longer climb.

Palm Coast moved in two directions

32164 declined while 32137 rose

Palm Coast had the sharpest monthly split in the report. ZIP 32164 declined 1.03% from $1,842.97 in July to $1,823.92 in August. ZIP 32137 rose 2.16% from $1,914.93 to $1,956.34 over the same period, based on Zillow’s monthly ZIP observations.

The resulting August gap was $132.42 per month. That is large enough to affect a search, though it does not mean every 32164 home offers better value. Palm Coast’s lettered sections, newer subdivisions, coastal areas and condominium communities do not offer identical housing.

The annual pattern is divided too

Compared with August 2025, 32164 decreased 0.44%, from $1,832.00 to $1,823.92. Meanwhile, 32137 increased 2.22% from $1,913.93 to $1,956.34. Over three years, the respective gains were 1.74% and 3.01%, according to the same Zillow dataset.

For someone able to live in either market, the dollar gap versus South Florida is substantial. Palm Coast 32137 sat $609.66 below Deerfield Beach 33441, while 32164 sat $742.08 below it. The difference may leave room for other priorities. Renters still need to decide whether Palm Coast’s geography works for their jobs, family routines and regular destinations before treating the lower rent as savings.

What the ZIP gaps mean for a renter’s budget

Turn the index into a working ceiling

ZORI is a benchmark, not a quote for a particular house, but it provides a sensible starting point. Set a maximum housing payment, subtract recurring fees that are not included in the advertised rent, and use the remaining amount as your rent ceiling.

ZORI measures a typical asking rent

Zillow Research defines ZORI as a smoothed measure of the typical observed market-rate rent. It uses the mean of asking rents in the 35th-to-65th-percentile range and weights the observations to represent the broader rental housing stock, instead of only the homes currently advertised.

The ZORI methodology tracks asking-rent changes for the same rental units over time, adjusts for the composition of available inventory and applies a three-month moving average. Zillow publishes it at national, metropolitan, county, city and ZIP levels where sufficient data is available.

What it does not tell you

ZORI is not a median of every active listing, a record of signed lease prices or an estimate for a specific address. It does not say that a three-bedroom single-family home, a condominium and a small apartment should rent for the same amount simply because they share a ZIP code.

This report uses the smoothed, all-homes ZIP series. Its latest observation is August 31, 2026. Zillow can revise historical series as its data and methodology are updated, so readers checking the downloadable file later may encounter small differences.
