Deerfield Beach Rent Jumped 5% in July 2026

Deerfield Beach ZIP 33441 recorded the largest monthly move in this six-ZIP report: its Zillow Observed Rent Index rose 4.98% to $2,523.59 in July 2026. That was a $119.69 increase from June, but renters should treat it as a market signal, not assume every available home suddenly costs 5% more. The figures come from Zillow’s ZIP-level ZORI dataset through July 31, 2026.
Across the comparison, Boca Raton remained the most expensive market, while Palm Coast stayed below $2,000 in both tracked ZIP codes. The monthly direction was positive in five ZIP codes and slightly negative in one.
What ZORI tells renters, and what it does not
An index of observed asking rents
The Zillow Observed Rent Index, or ZORI, is a smoothed measure of the typical observed market-rate rent in a region. Zillow describes it as a repeat-rent index weighted to represent the rental housing stock, including homes that are not currently advertised.
The dollar value is based on the mean of asking rents in the middle of the distribution, specifically the 35th through 65th percentiles. According to Zillow’s ZORI methodology, repeated observations of the same rental help measure rent changes without allowing a month full of unusually large, small, new, or luxury listings to distort the comparison.
Not a quote for an individual home
A ZORI value of $2,523.59 in ZIP 33441 does not mean a particular townhouse, condo, or single-family house should rent for that exact amount. An individual asking rent still depends on bedrooms, square footage, condition, furnishing, parking, association rules, outdoor space, lease length, and precise location.
The dataset used here covers single-family residences and condominiums, with monthly values ending July 31, 2026. It reports only ZIP codes where Zillow has sufficient data, so this is a comparison of six tracked ZIPs, not a complete inventory of every neighborhood in the three cities.
July 2026 rent comparison by ZIP code
The six-ZIP table
Here is the direct comparison. Every value and percentage below comes from the same Zillow ZIP-level ZORI series dated July 31, 2026.
| ZIP | City | July 2026 ZORI | Monthly change | Annual change | Three-year change |
|---|---|---|---|---|---|
| 33441 | Deerfield Beach | $2,523.59 | +4.98% | +4.16% | +6.26% |
| 33432 | Boca Raton | $3,035.01 | +0.41% | +3.09% | +10.96% |
| 33433 | Boca Raton | $2,649.46 | +0.36% | +4.34% | +6.90% |
| 33486 | Boca Raton | $2,691.65 | +0.25% | +2.85% | +7.10% |
| 32137 | Palm Coast | $1,989.82 | -0.14% | +1.61% | +2.15% |
| 32164 | Palm Coast | $1,892.60 | +0.06% | +0.50% | +3.22% |
Where rents rose, flattened, or dipped
ZIP 33441 was the clear monthly outlier at 4.98%. Boca Raton’s three tracked areas moved upward much more gradually, by 0.25% to 0.41%. Palm Coast was essentially flat: ZIP 32164 edged up 0.06%, while ZIP 32137 slipped 0.14%, according to the July 2026 series.
Longer comparisons are useful because they reduce the temptation to build a rental plan around one unusual month. All six ZIP codes remained above their July 2023 levels, but three-year growth ranged from 2.15% in Palm Coast ZIP 32137 to 10.96% in Boca Raton ZIP 33432.
Deerfield Beach 33441 had the sharpest monthly move
A $119.69 rise in one month
In Deerfield Beach ZIP 33441, ZORI increased from $2,403.90 in June to $2,523.59 in July. That $119.69 difference produced the report’s 4.98% monthly gain, based on Zillow’s monthly ZIP series.
This ZIP includes the coastal side of Deerfield Beach, with rental searches often focused around the beach, the Cove, Federal Highway, Hillsboro Boulevard, and the streets leading toward the Intracoastal. Housing types vary substantially across that geography. A small condo west of the beach and a renovated home near the water do not share one practical asking price, even when they share a ZIP code.
The longer trend is positive but less dramatic
July’s ZORI was 4.16% higher than one year earlier and 6.26% higher than three years earlier. In dollar terms, the index rose from $2,374.94 in July 2023 to $2,523.59 in July 2026, an increase of $148.65 over that period, according to the source series.
That longer view matters. The series fell from $2,442.16 in May 2026 to $2,403.90 in June before jumping in July. My practical reading is that July deserves attention, but not a declaration that rents will keep rising at the same pace. ZORI is smoothed, yet ZIP-level data can still show more movement than a broad metro index.
How to respond during a search
If you are searching in 33441, save individual listings with their first-seen dates and asking rents. Compare like with like: condo to condo, similar bedroom count, similar parking, and similar distance from the beach. Our Deerfield Beach renter guides can help with the local geography, but a live listing and its complete lease terms should control your decision.

Boca Raton showed higher rents and steadier gains
ZIP 33432 remained above $3,000
Boca Raton ZIP 33432 had the highest July ZORI in the comparison at $3,035.01. It increased 0.41% from $3,022.52 in June, 3.09% from July 2025, and 10.96% from July 2023, according to the July 2026 ZIP dataset.
For renters looking around downtown Boca, Mizner Park, Federal Highway, Camino Real, and the coast, that figure is a useful budget warning. It is not permission to skip property-level comparisons. Older condominium units, newer apartments, small buildings, furnished homes, and waterfront properties can sit at very different asking rents.
ZIPs 33433 and 33486 were closer together
ZIP 33433 reached $2,649.46 after a 0.36% monthly gain. ZIP 33486 reached $2,691.65 after a 0.25% increase. The July gap between them was $42.19, while both remained more than $340 below ZIP 33432, based on the same Zillow series.
The annual picture was strongest in 33433, where ZORI rose 4.34%. ZIP 33486 increased 2.85% over the year. Over three years, however, 33486’s 7.10% gain narrowly exceeded the 6.90% increase in 33433.
What “steadier” means here
All three Boca ZIP codes rose in July, but their monthly changes occupied a tight 0.16-percentage-point range, from 0.25% to 0.41%. That is much less abrupt than Deerfield Beach’s 4.98% move. For a renter, Boca’s signal is one of persistent price separation, especially in 33432, rather than a sudden citywide July surge.
Palm Coast stayed near or below $2,000
A $97.22 gap between the two ZIPs
Palm Coast ZIP 32137 posted a July ZORI of $1,989.82, while ZIP 32164 registered $1,892.60. The $97.22 difference is derived from Zillow’s July 31, 2026 ZIP values.
Those figures place both tracked Palm Coast areas below Deerfield Beach and all three Boca Raton ZIP codes in this report. That does not make every Palm Coast home cheaper. A property’s size, age, upgrades, garage, yard, association, and proximity to the Intracoastal or beach routes still influence the actual asking rent.
The monthly directions differed
ZIP 32137 moved down 0.14%, from $1,992.52 in June to $1,989.82 in July. ZIP 32164 rose just 0.06%, from $1,891.49 to $1,892.60. Those are changes of negative $2.70 and positive $1.11, respectively, using the monthly ZORI observations.
In practical terms, both markets were close to flat. The annual increases were also moderate, 1.61% in 32137 and 0.50% in 32164. Their three-year gains were 2.15% and 3.22%, respectively.
Search the sections, not only the ZIP
Palm Coast renters often narrow searches using the city’s named letter sections and main roads, including Belle Terre Parkway, Palm Harbor Parkway, Pine Lakes Parkway, and Royal Palms Parkway. A three-bedroom in the same general section, such as this Palm Coast rental, should still be evaluated on its own price, availability, condition, and lease terms rather than against ZORI alone.

Turn the ZIP spread into a workable budget
Use three local search bands
The July index suggests three broad starting bands: around $1,893 to $1,990 in the tracked Palm Coast ZIPs, about $2,524 in Deerfield Beach 33441, and approximately $2,649 to $3,035 across the three Boca Raton ZIPs. Those boundaries come from Zillow’s July 2026 results, not from a survey of currently available Oasis homes.
Do not set your maximum equal to the index and call the budget finished. Add the property-specific costs shown in the listing or lease, which may include utilities, association application charges, parking, pet costs, lawn or pool responsibilities, and required insurance. Ask for those amounts in writing before submitting an application.
A decision rule for comparing geography
Start with the location requirement you cannot easily change, such as a workplace, school routine, medical appointment pattern, or family support network. Then compare homes within that practical area. Moving from Boca Raton to Palm Coast solely to target a lower ZORI would be a major geographic change, not an ordinary neighborhood trade.
Within South Palm Beach and Broward counties, comparing 33441 with 33432, 33433, and 33486 may be more realistic for someone whose daily life centers on the Boca Raton and Deerfield Beach corridor. Palm Coast becomes a separate lifestyle and employment decision.
Check live inventory before drawing conclusions
Use the index to recognize whether an asking rent appears generally low, close to the local middle, or high. Then open the current rental inventory and other legitimate local sources, confirm availability directly, and compare at least several genuinely similar homes. Never wire funds or pay an application fee until you have verified the property, the person offering it, and the written terms.
A renter’s checklist for the next search session
Record comparable details
A simple comparison sheet will tell you more than a citywide headline. For every home you seriously consider, record:
- ZIP code and the nearest main road or neighborhood section.
- Property type, bedroom count, bathroom count, approximate size, and furnishing status.
- Advertised monthly rent and the date you first saw it.
- Security deposit, application charges, association charges, pet costs, and parking costs.
- Utilities and exterior services included in rent.
- Lease length, move-in date, renewal terms, and any seasonal restriction.
Ask the manager three direct questions
- What is the complete amount due before move-in?
- Which monthly expenses are not included in the advertised rent?
- Is an association approval required, and what documents must the renter supply?
These questions keep the conversation attached to a real property. ZORI helps establish context, but it cannot disclose the condition of an air-conditioning system, the number of assigned parking spaces, a condominium’s application process, or who handles lawn care.
My rule is simple: use ZIP-level data to choose where to investigate, then use the listing, tour, association documents, and lease to decide what the home is worth to you.

How to read the next monthly report
Watch for confirmation, not one-month momentum
The next useful question for Deerfield Beach is whether 33441 holds near July’s $2,523.59 ZORI, continues upward, or gives back part of the 4.98% jump. Two or three consecutive observations are more informative than projecting one month’s pace indefinitely. Zillow notes that its monthly housing data are generally updated on the 16th of each month on the Housing Data page.
For Boca Raton, watch whether 33432 remains above $3,000 and whether 33433 and 33486 keep posting modest gains. In Palm Coast, the question is whether the small split between negative 0.14% in 32137 and positive 0.06% in 32164 becomes a real divergence or disappears in the next release.
Keep revisions in mind
Housing indexes can be revised as new observations arrive and methods are maintained. Save the download date with any figure you use, and avoid treating hundredths of a percent as a permanent market boundary. This report uses the supplied dataset fetched September 5, 2026, with its latest monthly observation dated July 31, 2026.
