Deerfield Beach ZIP 33441 remained cheaper than Boca Raton ZIP 33433 in July 2026, with a difference of $125.87 per month, according to Zillow's ZIP-level rent index. The gap was $235.96 in June. It narrowed by $110.09 in one month, largely because the index for 33441 jumped while 33433 moved only slightly.

Even with the smaller gap, these two rental markets are not interchangeable. Before deciding which ZIP offers better value, compare the actual home, recurring fees, parking, utilities, commute, association rules and included amenities.

One ZIP accounted for almost all of the monthly movement

The Deerfield Beach index increased by $119.69 from June to July, a 4.98% change. Boca Raton's index increased by $9.60, or 0.36%, during the same period, according to the July 2026 dataset.

Those changes explain why the gap narrowed so quickly. They do not show that every Deerfield Beach landlord raised rent by nearly five percent, or that comparable homes in the two ZIPs suddenly became almost equal in price. The figures describe movement in a smoothed, market-level index.

Why one month does not erase the market differences

The annual trends were much closer

Compared with July 2025, typical rent rose 4.16% in 33441 and 4.34% in 33433. Over three years, the increases were 6.26% and 6.90%, respectively, according to Zillow's historical ZIP series.

The longer comparisons are steadier than the latest monthly figures. Both ZIPs posted similar annual growth, while Boca Raton remained modestly ahead over the three-year window. The July squeeze came primarily from a sharp monthly movement in Deerfield Beach. It did not wipe away years of completely different trajectories because those trajectories were already fairly close.

A large monthly change needs context

Zillow describes ZORI as a repeat-rent index designed to measure changes in asking rents while controlling for changes in the quality of available rental stock. According to Zillow's ZORI methodology, the published series is also smoothed with a three-month moving average.

Even with that smoothing, ZIP-level readings can move as new observations enter the model. I would treat July as a useful market signal. It is not a promise that the same pace will continue in August, and it does not mean a particular townhouse should lease at the index value.

What the $125.87 difference means in a real budget

The annual figure matters, though it may not decide the choice

If the July gap stayed unchanged for a full lease year, choosing a home priced exactly at the 33441 index instead of the 33433 index would leave $1,510.44 before considering other costs. Both figures are simple calculations from the published July rents.

That is enough money to warrant attention. A nominally cheaper home can still lose its advantage if it comes with a separate parking charge, higher utility responsibility, an association payment passed through under the lease, or a longer daily drive. A slightly more expensive home may include water, landscaping, pest control, cable or a reserved parking space.

Convert each lease to an effective monthly cost

Begin with base rent. Add required parking, mandatory resident packages, utility estimates, renter's insurance, pet charges and recurring association-related costs assigned to the tenant under the lease. Then spread concessions, such as a legitimate rent credit, across the full lease term and subtract their monthly value.

Effective monthly housing cost = base rent + recurring required charges + expected tenant-paid services − monthly value of concessions.

Ask for every mandatory charge in writing before applying. When a comparison uses only advertised rent, the $125.87 difference may look more important, or less important, than it is.

Why the two ZIPs are not substitutes

33441 is an east Deerfield Beach decision

ZIP 33441 places a renter around the east side of Deerfield Beach, where Hillsboro Boulevard, Federal Highway, the Intracoastal area and the beach shape daily routines. A household that regularly visits the beach should include parking in its housing budget. Deerfield Beach uses metered parking and separate residential permit rules at designated locations, as detailed by the City of Deerfield Beach.

Look past the city name on the listing. Note which side of Federal Highway the home occupies, how you would approach Hillsboro Boulevard during busy periods, and whether guests can park without risking a citation or tow. Those details may matter more than a small difference in an index.

33433 covers a different part of Boca Raton

Boca Raton 33433 is farther west than the city's downtown and oceanfront ZIPs. Renters commonly evaluate access to corridors such as Palmetto Park Road, Powerline Road, Military Trail and the Florida Turnpike. A Boca Raton address does not automatically mean a short walk to Mizner Park or the beach.

That distinction matters when comparing 33433 with coastal Deerfield Beach 33441. One home may be better for Turnpike access, while another works better for Federal Highway, the beach or a specific workplace. The ZIP with the lower typical rent may still have the higher transportation cost.

Compare the home, not just the ZIP

Match the property type before comparing price

A detached house with a garage, fenced yard and lawn service is not a fair match for a condo that includes a pool but charges for parking. ZORI measures the typical observed market-rate rent and uses repeat observations to track changes over time. Your quoted rent may be above or below the ZIP figure because of size, renovation quality, furnishing, lease length, water access, parking, view, pet policy or included services. A newly renovated house is not overpriced solely because it exceeds the ZIP index. Likewise, a dated condo is not necessarily a bargain simply because it falls below the index.

Use the trend to ask better questions

When a ZIP records an unusually strong monthly movement, ask the manager how the asking price was set and which comparable homes support it. Find out how long the property has been offered, what changed during the last turnover, and which charges fall outside the rent.

Use the data to test whether the full package makes sense instead of demanding a discount solely because the index is lower. Rent, condition, location and lease terms should support the same conclusion.

A practical Deerfield Beach versus Boca Raton framework

Build the same worksheet for both homes

  1. Fix the nonnegotiables. Record the required bedroom count, property type, pet policy, accessibility needs and minimum parking.
  2. Calculate effective cost. Add rent, mandatory charges and realistic tenant-paid services. Spread genuine concessions over the lease term.
