Boca Raton Research Park Commute Guide for Renters

Boca Raton Research Park Commute Guide for Renters

If you are deciding where to live near Research Park at FAU in Boca Raton, start in central Boca and compare rentals in ZIP codes 33486 and 33433. ZIP 33486 generally has the more direct trip. In 33433, the typical monthly rent is about $353 lower, and the commute can still be manageable if you choose the right side of the ZIP.

Mileage tells only part of the story. Before you apply, test the route during your work hours, including the final approach along Spanish River Boulevard or Yamato Road.

Why Research Park employees should look now

New employers can change rental demand

Boca Raton’s September 30, 2026 economic-development update covers activity at the Research Park at FAU, new and expanding businesses, workforce growth, and city programs that support the business community. A business report published the same day also identified a medical-device company and a financial-technology company joining the park.

Nearby rentals will not necessarily disappear at once, though incoming employees may begin looking in the same central Boca neighborhoods. Homes that pair a short drive with an extra bedroom, garage, or usable office may draw particular interest.

Search by route, not just by city name

The Research Park’s official contact page lists its address as 3651 FAU Boulevard in Boca Raton. The park is beside Florida Atlantic University, north of Glades Road and close to Spanish River Boulevard, I-95 and Military Trail.

A rental advertised as “Boca Raton” may sit considerably farther west or south than the description suggests. Put the exact workplace entrance into your map before touring, then save searches near the roads that connect to it.

How the commute network works

Spanish River Boulevard and I-95

Spanish River Boulevard is the most useful east-west approach for many Research Park employees. Its I-95 interchange gives renters north or south of the park a direct regional connection. Florida Atlantic University’s directions to its Research Park location tell drivers to exit I-95 at Spanish River Boulevard.

The interchange has its drawbacks. A home may look close on a map yet require a slow left turn, a congested ramp, or a circuitous entrance into the park. When you review the route, follow it all the way from the highway to your workplace entrance.

Military Trail, Yamato Road and Glades Road

Military Trail is the main north-south alternative west of I-95. From western communities, Yamato Road can carry traffic toward Military Trail or I-95. Glades Road is useful from central and southwest Boca. These roads also serve offices, schools, shopping centers and residential entrances, so commuters are only part of the traffic.

When comparing rentals, count the major intersections between the front door and FAU Boulevard. A slightly longer route with simple right turns may be easier each morning than a shorter one that crosses several busy lanes.

Railroad crossings and local streets

Routes through East Boca may encounter railroad crossings. West of Military Trail, community gates and long internal roads can add time. Ask a current resident or property manager how school arrival, trash collection and gate queues affect the exit you plan to use.

Drive from the property to the office, then make the return trip. Morning and evening bottlenecks do not always form at the same intersection.

33486: the closer-in search

What the ZIP offers

ZIP 33486 covers central Boca neighborhoods generally south and southwest of the FAU area. Depending on the property, renters can reach the Research Park by Military Trail, Glades Road, local north-south streets or I-95. I would search this ZIP first if minimizing the daily drive were my main goal.

Many everyday errands are also available within central Boca. Grocery stores, pharmacies, restaurants, schools and services line Glades Road, Military Trail and nearby commercial corridors. Living here can reduce the need to drive farther west after work.

The convenience premium

The August 2026 typical rent in 33486 was $2,894.79 per month, according to the Zillow Observed Rent Index ZIP-code dataset. Zillow describes ZORI as a smoothed measure of typical market-rate rent, weighted to represent the rental housing stock. The figure is a market benchmark, not a quote for a particular home.

An employee who reports to the park most weekdays may find that higher benchmark worthwhile, especially if the property avoids a difficult highway interchange. A hybrid employee who would rather have a larger home office than the shortest drive may see it differently.

33433: the value-oriented alternative

Where to focus the search

ZIP 33433 reaches farther southwest and west, which makes the location within the ZIP important. For a Research Park commute, rentals near Military Trail or on the eastern side of 33433 usually make more sense than homes that require a long drive along western arterials before turning north.

Renters who want more choices among townhomes, condos and detached homes may find this search area useful. Begin near your preferred north-south road. Expand west after you have tested the extra stretch during rush hour.

About $353 less per month

The August 2026 typical rent in 33433 was $2,541.70 per month, based on the same Zillow ZIP-level ZORI dataset. That is $353.09 less per month than the 33486 benchmark.

Over a lease, the monthly difference may pay for an internet upgrade, a home-office setup or part of the extra driving cost. Run the calculation with each property’s actual rent, utilities and commute. ZIP-level typical rent does not account for bedrooms, square footage, furnishings or individual amenities.

A simple decision rule

Start in 33486 if you expect to work at the Research Park most days and can afford the higher rent without reducing your savings. Start in 33433 if the monthly difference meaningfully improves your budget or gets you a room you will use as an office.

If two homes remain close contenders, choose the one with the simpler intersections and parking arrangement. A reliable commute will usually help more than a small mileage advantage.

When a short route becomes a long trip

School and university traffic

FAU activity and nearby school schedules can change traffic around Spanish River Boulevard, Glades Road and central Boca’s local streets. Tour the rental on a weekday, then leave for the Research Park near your normal starting time. A quiet weekend drive will not show you the usual workday conditions.

If you handle school drop-off before work, map the whole sequence. The better rental may be the one that keeps you from doubling back across Glades Road or Military Trail.

Afternoon rain

Heavy South Florida rain can reduce visibility, slow traffic on ramps and cause temporary ponding on local streets. During hurricane season, inspect drainage around the property. Ask how residents leave the community when water collects near its usual exit.

A general neighborhood description is not enough. Check the specific address through Palm Beach County’s flood-information resources, and ask the landlord about prior water intrusion, storm shutters and any required preparation.

Crashes, construction and crossings

Incidents on I-95 can send drivers onto Military Trail and other local roads. Railroad activity may interrupt some east-side trips, and roadwork may change familiar turns. Save a primary route and a local-road backup before your first workday.

For continuing local guidance, renters can bookmark the Boca Raton articles and check city traffic notices before a tour or commute test.

A rental-tour checklist for Research Park employees

Test the complete commute

  1. Enter the workplace’s exact FAU Boulevard destination.
  2. Drive from the rental during the morning period when you will actually travel.
  3. Make the return trip during your likely afternoon departure window.
  4. Repeat the drive on a backup route that avoids I-95.
  5. Note difficult turns, gate queues, school traffic and places where rain could slow the road.

Verify the home’s practical details

Compare real layouts, not listing labels

A “three-bedroom” search can turn up very different floor plans. Compare the available room dimensions and storage with practical benchmarks, such as this Boca Raton three-bedroom layout. Confirm current availability directly instead of treating an older property page as an active offer.

You can also review the broader rental search, but photos are no substitute for testing the commute from the exact address.

How hybrid workers should make the tradeoff

Give office space a monthly value

If you work remotely several days a week, a proper office with a closing door may matter more than trimming a few minutes from occasional trips. Weigh the rent difference against the benefit of quieter calls, added storage and a workspace away from the dining table.

Check daytime noise as well. A street that seems peaceful during an evening showing may have landscaping crews, deliveries or recreation activity during business hours.

Check internet redundancy

Ask the provider to verify serviceability by unit or street address. If your job requires constant connectivity, test cellular hotspot reception inside the room you would use as an office. Ask whether the property has service from another wired provider.

A cheaper home can quickly lose its advantage if repeated outages send you to a coworking space. Put internet, cellular backup and commute costs on the same comparison sheet as the rent.

Questions to answer before signing
